LISTING APPOINTMENT - AGENT PREPARATION:  Before I come out to meet with you, I will prepare by: 

  • determining a price range based on a market analysis
  • coming up with a marketing plan
  • assembling the listing paperwork


Before I can prepare these, I look at the public records for: 

  • ownership history
  • outstanding liens
  • county tax /appraiser data
  • permit history
  • location / map 
  • lot size
  • flood-zone
  • HOA / CDD info 
  • school zone

And then I review our Multiple Listing Service (MLS) for:

  • competing properties
  • properties under contract
  • recent sales data
  • withdrawn listings
  • home builder activity
